RESOLUTION NO. 4503
2 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF VERNON APPROVING
"LOT LINE ADJUSTMENT" REQUESTED BY K B L PROPERTIES, LTD. AND
3 EASTON R. ROBERTS, MIRIAM H. ROBERTS, DBA COMMERCIAL PROCESS CO.

WHEREAS, K B L Properties, Ltd. is the owner of a parcel
5 described in the attached Exhibit "A" and incorporated herein by
6 this reference, and
7
WHEREAS, Easton R. Roberts and Miriam H. Roberts, dba
8 Commercial Process Company are the owners of the adjoining proper-
9 ty, described in the attached Exhibit "B", and incorporated herein
10 by this reference, and
11 WHEREAS, said owners have agreed to adjust the common
12 boundary between their properties as described in the attached, .
13 Exhibit "c" and
,

WHEREAS, said owners have agreed to deed to each other
15 all property on either side of the Line so that said described
16 Line will be the boundary line between their said properties .and
17
WHEREAS, said owners have applied for a "Lot Line Adjust-
18 ment" pursuant to Section 66412 (d) of the Subdivision Map Act;
19 and
20 WHEREAS, Section 66412 (d) of said Act provides as
21 follows:
22 "this division shall be inapplicable to: * * *
23
(d) a lot line adjustment between two or more adjacent
24 parcels, where the land taken from one parcel is added to an
25 adjacent parcel, and where a greater number of parcels than origi-
26 na11y existed is not thereby created, provided the lot line
27 adjustment is approved by Resolution of the local agency".

NOW, THEREFORE, BE IT RESOLVED by the City Council of
2 the City of Vernon as follows:

SECTION 1: The application filed by K B L Properties,
4 Ltd. and Easton R. Roberts and Miriam H. Roberts, dba Commercial
5 Process Company by letter dated October 4, 1977, for a lot line
6 adjustment for the property described in the attached Exhibit "A"
7 and Exhibit "B" with said lot line adjustment being described in
8 the attached Exhibit "c" is hereby approved.

Pursuant to Section 66412 (d) of the Subdivision Map
Act said lotline adjustment may be accompolished by
adoption of a resolution of the City approving said adjust-
ment.
It is recommended that the Resolution approving the
"lot line adjustment" be approved.

Dear Mr. Nelson:
I recently purchased the property at 2640 East 26th Street, Vernon, under
the name of K B L Properties, Ltd., and in the process of receiving title,
I uncovered a very unique situation that I have not been faced with in all
my years in the real estate business. It seems that in that particular
area of Vernon there are no record monuments for the surveyors to establish
property lines. I understand that this affects hundreds of property owners
and although there were several attempts to organize those property owners
to agree on a reference point, this has not been achieved.
I am now in the process of obtaining a loan on the property and we require
an ALTA Title Policy. In connection therewith, we were requested to deliver
a survey, a copy of which is enclosed herewith.
The title company suggested that we approach our neighbors, namely, Easton
R. Roberts and Miriam H. Roberts, dba Commercial Process, and mutually
agree on a boundary line, thus establishing a valid property line which
will be binding upon both of us. This has been done and enclosed are
copies of the documents which we will record, thus curing our problem.
Both Mr. and Mrs. Roberts and K B L Properties are very anxious to have
these documents recorded so that from this point on we will have no problems
designating our legal boundaries. There is only one additional requirement
from the title company and that is the consent of the City of Vernon to the
Lot Line Adjustment.
We jointly request that you supply us with the necessary consent so that
Mr. and Mrs. Roberts and K B L Properties can finally overcome this diffi-
culty which we were not aware of when we purchased the property.
