RESOLUTION NO. 4603

A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF VERNON APPROVING "LOT LINE ADJUSTMENT"
REQUESTED BY SANTA FE LAND IMPROVEMENT
COMPANY

5 WHEREAS, Santa Fe Land Improvement Company is the
6 owner of a parcel described in the attached Exhibit "A" and
7 incorporated herein by this referencei and,
8 WHEREAS, Santa Fe Land Improvement Company is the
9 owner of the adjoining property, described in the attached
10 Exhibit "B", and incorporated herein by this referencei and,
11 WHEREAS, said owner has agreed to adjust the common
12 boundary between its properties as described in the attached
13 Exhibit "C", and incorporated herein by this referencei and,
14 WHEREAS, said owner has agreed to deed to itself
15 all property on either side of the Line so that said described
16 Line will be the boundary line between its said propertiesi and,
17 WHEREAS, said owner has applied for a "Lot Line Adjust-
18 ment" pursuant to Section 664l2(d) of the Subdivision Map Acti
19 and,
20 WHEREAS, Section 664l2(d) of said Act provides as
21 follows:
22 "this division shall be inapplicable to: . . .

(d) A lot line adjustment between two or more
24
adjacent parcels, where the land taken from
25
26
one parcel is added to an adjacent parcel,
and where a greater number of parcel than
27
originally existed is not thereby created,

provided the lot line adjustment is approved

WHEREAS, said "Lot Line Adjustment" was referred to

Arthur E. Nelson, Jr., Director of Public Works/Building, who
5
has reported to the City Council under the date of October 13,
6
1978, recommending said "Lot Line Adjustment".

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF

THE CITY OF VERNON AS FOLLOWS:

SECTION 1: That the City Council of the City of Vernon
10 does hereby determine that the recitals contained hereinabove
11 are hereby found and determined to be true and factual.

SECTION 2: The application filed by Santa Fe Land
Improvement Company by letter dated September 19, 1978, for a
"Lot Line Adjustment" for the property described in the attached
Exhifuit "A" and Exhibit "B" with said "Lot Line Adjustment"
being described in the attached Exhibit "c" is hereby approved
in accordance with the recommendation of Arthur E. Nelson, Jr.,
Director of Public Works/Building.
SECTION 3: The City Clerk of the City of Vernon shall
20 certify to the passage of this Resolution thereupon and there-
21 after the same shall be in full force and effect.

Honorable Members:
Enclosed is a letter dated September 19,1978, concerning a
requested "lot line adjustment" for two parcels owned by Santa Fe
Land Improvement Company.
Pursuant to Section 66412(~) of the Subdivision Map Act, said
lot line adjustment may be accomplished by adoption of a resolution
of the City approving said adjustment.
It is recommended that the resolution approving the "lot line
adjustment" be approved.

Gentlemen:
The Santa Fe Land Improvement Company wishes to
construct a new building at 4410 District Boulevard, Vernon,
to replace a building which was destroyed by fire approxi-
mately a year ago. The building which burned was located
on Lot 53 as shmvn on the attached copy of our Drawing No.
2-1808 and covered practically the entire lot without pro-
viding any setback from District Boulevard. In order to
observe the currently required front yard setback, and to
permit the construction of a building of a reasonable usable
size, it will be necessary to build the building not only on
Lot 53 but also such that it will cover a portion of Lot 52
as well. The westerly 43-feet of Lot 52 is currently leased
to the adjacent property on the west, and it is proposed that
the easterly 22-feet of this lot be combined with Lot 53 to
provide the site for the new building.
Please view this letter along with the three copies
of our Drawing No. 2-1808 entitled "Lot Line Adjustment-Vernon,
California" as an application for City approval of a lot line
adjustment such that the proposed building can be constructed
on Lot 53 and the easterly 22-feet of Lot 52. We are request-
ing the lot line adjustment so that if Santa Fe Land Improvement
Company wishes.to sell the building in the future we may do so
without any unforeseen circumstances preventing the sale.
Please process this application as may be necessary to approve
the lot line adjustment so that we can proceed with the con-
struction of the building with the full knowledge that should
we desire to sell, the building in the future no problems will
come up as a result of straddling a previous lot line.
One copy of our Drawing No. 4-1705, which is a
topographic survey of the site is included for your further
information in reviewing this request.
