A RESOLUTION OF THE CITY COUNCIL OF THE. CITY
OF VERNON APl?ROVI~G "LOT LINE ADJUSTMENT"
REQUESTED BY JULIUS L.ZELMAN CO./REAL ES'l'A"l'E
WHEREAS, Julius L. Zelman is the owner of two adjacent
6 parcels of land described in the attached Exhibit "A" which is
7 incorporated herein by this reference.. as thoughfullYi set forth
8 at length: and
9 WHEREAS, Julius ,L. Zelman desires to adjust tb,e C()nuncm
10 boundary between both parcelS as d~scribed in the attached Ex-
11 hibit "B" which is incorporated herein by this reference. as
12 though fully set forth at length: and
13 WHEREAS, Julius L. Zelman has applied for a "Lot Lin(i
14 Adjustment" pursuant to Section 66412 (d) of the Subdivision Map
15 Act: and
16 WHEREAS, Section 66412 (d) of said Act provides as
17 follows:

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF VERNON AS FOLLOWS:
SECTION 1: That the City Council of the Ci.ty of Vernon
hereby finds and determines that the recitals contained
hereinabove are true and correct.
SECTION 2: That the request filed by Julius L. Zelman,
by letter dated. October 2'3, 1986, for a "Lot Line Adjustment" for
the properties described in the attached Exhibit II A" with sa.i.d
"Lot Line Adjustment" being described in the attached Exhibit II a"
is hereby approved in accordance with the recommendation ofVic..
tor H. Vaits, Director of Community Services.
SECTION 3: The City Clerk of the City of. Vernon shall
certify to the passage of this resolution and thereupon and
thereafter the same shall be in full force and effect.

SLAUSON-ALCOA PARTNERSHIP, a California general partnership ("De-
clarant"), makes the following Declaration and Restrictions:
1. Declarant is the owner (by purchase from Julius L. Zelman)
of the real property located in the City of Vernon, County of Los
Angeles, State of California, described as follows:
Parcel 13 of Parcel Map 16480, in the city of
Vernon, as per map filed in Book 174, Pages 71
to 78 inclusive of Parcel Maps, in the office
of the county recorder of said county.
That portion of Parcel 14 of Parcel Map 16480,
described as follows:
Beginning at the Northwest corner of Parcel 14 of
Parcel Map 16480, in the city of Vernon, as shown
on the map filed in Book 174, Pages 71 through 78
of Parcel Maps, in the office of the county re-
corder of said county; thence South 10 14' 52"
East 303.00 feet along the Westerly line of said
Parcel 14 to a line parallel with and Northerly
51.26 feet from the Southerly line of said Par-
cel 14; thence North 880 45' 8" East 372.05 feet
along said parallel line to the Easterly line of
said Parcel 14; thence along said Easterly line
and the Northerly line of said Parcel 14, the

cels was adjusted by moving it thirty feet to the south. Accordingly,
the Real Property is now described as follows:

as per map filed in Book 174, Pages 71 through 78
of Parcel Maps in the office of the County Recorder
of said county.
Excepting therefrom the North 30 feet thereof, mea-
sured at right angles.
Also excepting therefrom the South 51.26 feet there-
of, measured at right angles.

Parcel 13, together with the North 30 feet of Par-
cel 14, measured at right angles, of Parcel Map No.
16480, in the City of Vernon, County of Los Angeles,
state of California, as per map filed in Book 174,

3. In order to provide a sixty-five (65) feet access area for
fire equipment between the two parcels of the Redescribed Real Prop-
erty, no buildings or other above-the-ground obstructions may be con-
structed or maintained on either portion of the Redescribed Real Prop-

measured at right angles, of Parcel 14 of Parcel

Los Angeles, State of California, as per map

Maps in the office of the County Recorder of said
County.
BUILDING RESTRICTION AREA IN PARCEL B
The south 2.5 feet of Parcel 13 together with the
north 30 feet of Parcel 14, both measured at right
angles, of Parcel Map No. 16480 in the City of
Vernon, County of Los Angeles, State of California,
as per map filed in Book 174, Pages 71 through 78
of Parcel Maps in the office of the County Recorder
of said County.

4. In order to provide access for ingress and egress between and
for the benefit of the two parcels of the Redescribed Real Property,
the following areas of the respective parcels are reserved and set
aside for reciprocal easements for ingress and egress to and from each
of the parcels:

PARCEL A IN FAVOR OF PARCEL B
The south 13.5 feet of the north 43.5 feet, both
measured at right angles, of Parcel 14 of Parcel
Map No. 16480, in the City of Vernon, County of
Los Angeles, State of California, as per map filed
in Book 174, Pages 71 through 78 of Parcel Maps in
the office of the County Recorder of said County.
INGRESS AND EGRESS EASEMENT TO BE RESERVED IN
PARCEL B IN FAVOR OF PARCEL A
The south 13.5 feet of the north 30 feet, both
measured at right angles, of Parcel 14 of Parcel
Map No. 16480, in the City of Vernon, County of
Los Angeles, State of California, as per map filed
in Book 174, Pages 71 through 78 of Parcel Maps, in
the office of the County Recorder of said County.
5. The following provisions apply to the ingress and egress
areas:
5.1 The areas may not be used for parking or for placing or
maintaining of obstructions.
5.2 No excessive or improper use may be made of the areas.
5.3 Each owner shall maintain in good, clean and usable con-
dition the easement area located upon such owner's property.
5.4 Each owner shall have the right to enforce the foregoing
provisions by appropriate legal action; and the prevailing party shall
be entitled to recover from the losing party the prevailing party's
costs, expenses and reasonable legal fees pertaining to said action.
6. This Declaration and Restrictions shall run with the land and
shall inure to the benefit of and shall be binding upon the successors
and assigns of the Redescribed Real Property and each of the Parcels
thereof.
7. A breach of any of the provisions, conditions, restrictions
or covenants contained herein or any reentry by reason of such breach
shall not defeat or render invalid the lien of any mortgage or deed
of trust made in good faith for value as to either or both of the

provisions, conditions, restrictions and covenants shall be binding
upon and effective against any owner thereof whose title thereto is

Mr. Jultus Zelman is the owner of two adjoining parcels, He has requested
an adjustment of the common boundary between the parcels by moving the common
line 30 feetsoutn. The request is in accordance with the California Subdivision
Map Act and the General Plan of the City.
Therefore jt is recommended that the requested Lot Line Adjustment be
