RESOLUTION NO. 5672
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF VERNON GRANTING A VARIANCE TO
KESHBAF KNITTING, INC. FROM THE AMENDED
ZONING ORDINANCE, SECTION 26.4.2-8,
DEVELOPMENT STANDARDS, FOR PROPERTY
LOCATED AT 2525 FRUITLAND AVENUE IN THE
CITY OF VERNON
WHEREAS, Keshbaf Knitting, Inc. has applied for an
occupancy permit for a building which requires a variance from
the Zoning Ordinance, Section 26.4.2.8, Development Standards
for property located at 2525 Fruitland Avenue; and
WHEREAS, the physical condition of the property is
unique in that the existing 41,700 square foot building was con-
structed with truck docks measuring 33.0 feet from the street
right-of-way and 70 feet wide divided by columns into three bays
21.5 feet wide each; and
WHEREAS, Zoning Ordinance Section 26.4.2-7. requires
three loading loading spaces for a building with 25,001 to
50,000 square feet in floor area, Section 26.4.2-8c specifies
that each loading space shall be a minimum of 10-feet wide and
65 feet long and Section 26.4.6-4c provides that a non-conform-
ing building must comply with these standards with any changes
in occupancy unless a variance is granted; and
WHEREAS, the application of the development standards
for truck loading space sizing requirements will create an
unreasonable hardship by requiring that a 65 feet long by 30
feet wide space be provided; and
28 has no plans to expand or alter the building configuration and
WHEREAS, Keshbaf Knitting, Inc. has indicated that it

that a 45 feet wide by 33 feet long loading space is sufficient
for the use intended; and
WHEREAS, 2525 Fruitland Avenue is located in the M
zone and the operation is consistent with the objectives of
the General Plan and Zoning Ordinance; and
WHEREAS, the City Council, of the City of Vernon held a
hearing on said application for a variance on September 19, 1989
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF VERNON AS FOLLOWS;
SECTION 1: The City Council of the City of Vernon
hereby finds and determines that the recitals contained herein-
above are true and correct.
SECTION 2: A variance from the requirement for three
loading spaces 10-feet wide by 65-feet long is hereby granted
to Keshbaf Knitting, Inc., at 2525 Fruitland Avenue on condition
that the easterly two loading bays 45-feet wide by 33-feet long
be maintained.
SECTION 3: The variance shall be granted subject to
these conditions 1. The usage of the loading spaces be
limited to vehicles with a maximum length of 33 feet; 2. The
westerly loading dock 21.5 feet in width be permanently sealed;
and 3. Required frontage improvements be constructed to match
the new truck dock alignments.
SECTION 4: Noncompliance with these conditions shall
constitute sufficient grounds for the City Council of the City
of Vernon to void this variance and require the application of
the authorized truck loading space requirement.

SECTION 5: The City Clerk of the City of Vernon shall
certify to the passage of this Resolution and thereupon and
thereafter the same shall be in full force and effect.
