A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF VERNON GRANTING A VARIANCE TO CITY
FIBERS INC. FROM SECTION 26.4.2-8,
DEVELOPMENT STANDARDS, OF THE COMPREHENSIVE
ZONING ORDINANCE, FOR PROPERTY LOCATED AT
2417 26th STREET IN THE CITY OF VERNON
WHEREAS, city Fibers, Inc. has applied for certificate
of occupancy for a building which requires a variance from
Section 26.4.2-8, Development Standards, of the Comprehensive
Zoning Ordinance, for the property located at 2417 26th street;
and
WHEREAS, the physical condition of the property is
unique in that the existing building measuring approximately
30,000 square feet was constructed with three truck docks,
two of which measure 50.8 deep from the street right of-way and
10.0 feet wide and one which measures 34.0 feet from the street
as a warehouse and Zoning Ordinance Section 24.4.2-7 requires
one truck loading space for each 10,000 square feet of gross
floor area fora total of three (3) spaces; and
WHEREAS, Zoning Ordinance Section 26.4.2-8 specifies
that each loading space shall be a minimum of 10 feet wide and
65 feet long and Section 26.4.6-4 (c) provides that a
nonconforming building must comply with these standards with
any changes in occupancy unless a variance is granted; and
WHEREAS, City Fibers Inc. proposes to recess two of
the docks to meet the development standards; and
WHEREAS, due to the nature of the structure the

application of the development standards for the third truck
loading space will create an unreasonable hardship by requiring
it to be 10 feet wide and 65 feet long; and
WHEREAS, City Fibers Inc. has indicated that it has
no plans to expand or alter the building configuration except for
the recessing of the two docks and that the two 70.0 feet long by
10.0 feet wide and one 34.0 feet long by 11.0 f.eet wiele truck
loading spaces are sufficient for the intended use; and
WHEREAS, 2417 26th street is located in theM zone and
the operation is consistent with the obj ectives .. of the General
Plan and Zoning Ordinance; and
WHEREAS, the City Council of the City of Vernon held
a hearing on said application for.avariance on July 7, 1992.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF VERNON AS FOLLOWS;
SECTION 1: The City council of the Ci:ty of Vernon
hereby finds and determines that the recitals contained herein-
above are true and correct.
SECTION 2: A variance from the requirements for .one
truck loading space 10 feet wide by 65 feet long is hereby
granted to City Fibers Inc. at 2417 26th Street.
SECTION 3.: The variance shall be granted subject to
the following conditions: a) the usage of the 11feetll7iele by
34.0 feet long loading space shall be limited to vehicle$ with a
maximum length of 29.0 feet, and (b) the two 10 feet wide by 50.8
feet deep loading docks shall be recessed to 70 feet frOm the
existing north line of 26th Street by November 1, 1992.

SECTION 4: Noncompliance with these conditions shall
constitute sufficient grounds for the City Council of the City
of Vernon to void this variance and require the application of
the authorized truck loading space requirement.
SECTION 5:
The city Clerk of the City of Vernon shall
certify to the passage of this Resolution and thereupon and
thereafter the same shall be in full force and effect.

duly signed by the Mayor of the City of Vernon.
