RESOLUTION NO. 6306
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF VERNON GRANTING A VARIANCE TO
CKA GROUP, INC., FROM SECTION 26.4.2-8
DEVELOPMENT STANDARDS, OF THE
COMPREHENSIVE ZONING ORDINANCE, FOR
PROPERTY LOCATED AT 1950 25TH STREET
IN THE CITY OF VERNON
WHEREAS, CKA Group, Inc. has applied for a
certificate of occupancy for a building which requires a
variance from Section 26.4.2-8, Development Standards, of the
Comprehensive Zoning Ordinance, for the property located at 1950
25th Street; and
WHEREAS, the physical condition of the property is
unique in that the existing building measuring approximately
12,000 square feet was constructed with two nonconforming docks
measuring 9.5 feet in width, and 59.1 feet in length; and
WHEREAS, CKA Group, Inc. operates the building as a
garment manUfacturing facility, and Zoning Ordinance Section
24.4.2-7 requires two truck loading spaces for buildings with a
gross floor area of between 8,001 and 25,000 square feet in
size; and
WHEREAS, Zoning Ordinance Section 26.4.2-8 specifies
that each loading space shall be a minimum of 10 feet wide and
65 feet long, and Section 26.4.6-4 (c) provides that a
nonconforming building must comply with these standards with
any changes in occupancy unless a variance is granted; and
WHEREAS, the application of the development
standards for the loading space requirements will create an
unreasonable hardship by requiring the two nonconforming spaces

1 to be 10 feet wide and 65 feet long ; and
2 WHEREAS, CKA Group, Inc. has indicated that it has
3 no plans to expand or alter the building configuration and
4 that the existing truck loading space is sufficient for the
5 intended use; and
6 WHEREAS, 1950 25th Street is located in the M zone
7 and the operation is consistent with the objectives of the
8 General Plan and Zoning Ordinance; and
9 WHEREAS, the City Council of the City of Vernon held
10 a hearing on said application for a variance on August 17, 1993.
11 NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
12 THE CITY OF VERNON AS FOLLOWS;
13 SECTION 1: The City Council of the City of Vernon
14 hereby finds and determines that the recitals contained herein-
15 above are true and correct.
16 SECTION 2: A variance from section 26.4.2-8,
17 Development Standards of the Comprehensive Zoning Ordinance,
18 requiring all truck loading spaces to be 10 feet wide by 65
19 feet long is hereby granted to CKA Group, Inc. at 1950 25th
20 Street.
21 SECTION 3: The variance shall be granted subject to
22 the following condition: the usage of the two 59.1 foot-long
23 loading spaces shall be limited to vehicles with a maximum
24 length of 59.0 feet.
25 SECTION 4: Noncompliance with this condition shall
26 constitute sufficient grounds for the City Council of the City
27 of Vernon to void this variance and require the application of

1 the authorized truck loading space requirement.

certify to the passage of this Resolution and thereupon and
SECTION 5:
The city Clerk of the City of Vernon shall
thereafter the same shall be in full force and effect.

by the Mayor of the City of Vernon.
