A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
VERNON APPROVING THE LOT LINE ADJUSTMENT
REQUESTED' BY RICHARD FRIEDMAN AND THE ESTATE OF
ZOLTEN FRIEDMAN AND BY THE CATELLUS DEVELOPMENT
CORPORATION WHICH WILL REVERT A LOT LINE TO ITS
ORIGINAL BOUNDARIES

WHEREAS, the City Council of the City of Vernon approved
7
Resolution No. 6127 on July 7, 1992, authorizing a Lot Line
Adjustment between Catellus Development corporation and Richard and
8
9
Zolten Friedman; and
10
11
WHEREAS, the City Council of the City of Vernon approved
Resolution No. 6213 on February 16, 1993, repealing Resolution No.
12
6127 because of an error in the original Lot Line Adjustment and
13
approving a revised Lot Line Adjustment; and
14
WHEREAS, the applicants did not record a deed or complete
15
16
the transfer of the property included in said revised Lot Line
Adjustment and, therefore, this Lot Line Adjustment will not be
17
recorded; and
18
WHEREAS, Catellus Development Corporation has applied for
19
Parcel Map No. 23882 to divide its property, which parcel map is
20
based on the boundaries existing prior to the approval of Resolution
21
Nos. 6127 and 6213; and
22
23
WHEREAS, in order to expedite the approval of said parcel
map and to avoid any cloud on the title to the parcels, the
24
applicants have requested that the initial and revised Lot Line
25
26
Adjustments be canceled by a third Lot Line Adjustment which will
revert the lot line back to the original property boundaries; and
27
WHEREAS, the applicants have made this request on the
28
understanding that after approval of said parcel map, the City

1 Council will consider approval of a fourth Lot Line Adjustment
2 covering the same parcel, which will be based on the property
3 boundaries contained in said parcel map; and
4 WHEREAS, Richard Friedman and the Estate of Zolten Friedman
5 ("Friedmans") are the owners of a parcel of land (parcel 2) located
6 at 4717 District Boulevard in the City of Vernon, and the Catellus
7 Development Corporation is the owner of a parcel of land (parcell)
8 located at 4707 District Boulevard in the City of Vernon, all as
9 described and shown on the attached Exhibit "A" consisting of five
10 (5) pages which is incorporated herein by this reference as though
11 fully set forth at length; and
12 WHEREAS, the Friedmans and the Catellus Development
13 Corporation desire td adjust the common boundary between the two
14 parcels to revert the properties to their original boundaries as
15 described in the attached Exhibit "Bn consisting of four (4) pages
16 which is incorporated herein by this reference as though fully set
17 forth at length; and
18 WHEREAS, the Friedmans and the Catellus Development
19 Corporation have applied for a Lot Line Adjustment pursuant to
20 Government Code Section 66412(d) of the Subdivision Map Act which
21 provides an exemption from the Subdivision Map Act requirements as
22 follows:
23 "(d) A lot line adjustment between two or more
24 existing adjacent parcels, where the land
25 taken from one parcel is added to an
26 adjacent parcel, and where a greater number
27 of parcels than originally existed is not
28 thereby created, provided the lot line

adjustment is approved by the local agency,

or advisory council...."

WHEREAS, Victor H. vaits, Interim Director of Community
5
Services, has recommended that said Lot Line Adjustment be approved.

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
7
CITY OF VERNON AS FOLLOWS:

SECTION 1: The City Council of the City of Vernon hereby
9
finds and determines that the recitals contained hereinabove are
10
11
true and correct.
SECTION 2:
The request for a Lot Line Adjustment dated
12
December 22, 1993, to readjust the common boundary of the two
13
existing properties being described in the attached Exhibit "A"
14
whereby said readjustment will revert the properties to their
15
original status in accordance with the attached Exhibit "B" is
16
hereby approved.

SECTION 3:
The City Clerk of the City of Vernon shall
18
certify to the passage of this resolution, and thereupon and
19
thereafter the same shall be in full force and effect.
20
