VARIANCE APPLICATION
~
Sandberg Furniture Mfg. .co., Inc. has requested a variance from the
Comprehensive Zoning Ordinance, section 26.4.2-8, Development Standards,
for the property located at 5705 Alcoa Avenue in the City of Vernon. The
building that they occupy was constructed with one conforming truck
loading space and three non-conforming truck loading spaces measuring 10.0
feet in width and 50.1 feet in length. Sandberg Furniture Mfg. Co., Inc.
has stated they intend to modify the exterior docks such that their trucks
will not extend into the street right-of-way. The building is used for
furniture manufacturing.
section 26.4.2-8 (c) of the Comprehensive Zoning Ordinance specifies
that each truck loading space shall be a minimum of 10 feet wide and 65
feet long and Section 26.4.6-4 (c) provides that a non-conforming building
must comply with these standards within 5 years of April 18, 1989 unless
a variance is granted.
Sandberg Furniture Mfg. Co., Inc. has indicated that requiring the
non-conforming truck loading spaces to be 65 feet long by 10 feet wide
would be a hardship. They have indicated that they have no plans for
expansion or alteration of the building use. Their operation is in
conformance with the Zoning Ordinance and General Plan. Therefore, it is
recommended that the variance be granted subject to with the following
conditions: (a) the usage of the truck loading spaces be limited so that
no truck parked at the loading docks shall extend into the street right-
Of-way as it existed on the date of the resolution; (b) the exterior
portion of the loading docks shall be removed and prior to modification
Applicant shall obtain all of the necessary permits from the City of
.
Vernon; (c) when the street right-of-way is scheduled to be widened to
comply with the Master Plan of streets, dated June 16, 1992, Applicant
shall dedicate the necessary street right-of-way to the City of Vernon at
no~cost and the usage of the truck loading spaces shall be limited so
that no truck parked at the loading docks shall extend into the new street
right-of-way or the docks shall be recessed to comply with the
Comprehensive Zoning Ordinance, section 26.4.2-8 (c).
