ENGINEER'S REPORT
ALSUDA ENTERPRISES
VARIANCE APPLICATION
MAY 12, 1994
Alsuda Enterprises has requested a variance from the Comprehensive
Zoning Ordinance, section 26.4.2-8, Development Standards, for the
property located at 28Q1 46th Street in the City of Vernon. The building
that they own was constructed with twelve non-conforming truck loading
spaces measuring 10.0 feet in width and 48.2 feet in length. Alsuda
Enterprises has stated they intend to recess six of the docks to comply
with Section 26.4.2-8 (c) of the Comprehensive Zoning Ordinance. They
intend to use vehicles of shorter lengths at the remaining six docks. The
building is used for general merchandise warehousing.
Section 26.4.2-8 (c) of the Comprehensive Zoning Ordinance specifies
that each truck loading space shall be a minimum of 10 feet wide and 65
feet long and Section 26.4.6-4 (c) provides that a non-conforming building
must comply with these standards within 5 years of April 18, 1989 unless
a variance is granted.
Alsuda Enterprises has indicated that requiring all of the non-
conforming truck loading spaces to be 65 feet long by 10 feet wide would
be a hardship. They have indicated that they have no plans for expansion
or alteration of the building use. Their operation is in conformance with
the Zoning Ordinance and General Plan. Therefore, it is recommended that
the variance be granted subject to with the following conditions: (a)
the usage of the non-conforming truck loading spaces be limited so that no
truck parked at the loading docks shall extend into the street right-of-
way as shown on the Master Plan of Streets, dated June 16, 1992; and (b)
.. "" -'.
within six months, the westerly six of the easterly eight docks shall be
recessed to comply with the Comprehensive Zoning Ordinance, section
26.4.2-8 and prior to modification Alsuda Enterprises shall obtain' all of
the necessary permits from the City of Vernon.

the land, structure, or building involved and which are not generally
applicable to 6ther lands, structures, or buildings in the same vicinity

If ~e ~ere to modify all of the trucking positions instead of the six positions
