Application for Variance 2. Affidavits of posting and mailing 3. Notice of Public Hearing 4. Engineer'S Report The building has one conforming truck loading space and two non- conforming spaces that are 17.5 feet wide and 31 feet long. The company is proposing to use only vehicles of a smaller length at the non-conforming truck loading spaces. This has been reviewed by the Director of Community Services and City Attorney, and it is hereby recommended that the Variance be granted subject to the following Condition: a. The usage of the non-conforming truck loading spaces shall be limited so that any truck using the loading docks shall not extend into the street right-of-way as shown on the Master Plan of Streets dated June 16, 1992. ~rulY 7~ Bruce V. Malkenhorst City Clerk * ~ ENGINEER'S REPORT PRIMO CORPORATION 4921 GIFFORD AVENUE VARIANCE APPLICATION FEBRUARY 28, 1996 Primo Corporation has requested a variance from the Comprehensive Zoning Ordinance Section 26.4.2-8, Development Standards, for the property located at 4921 Gifford Avenue in the City of Vernon. The building that it occupies was constructed with one conforming truck loading space and two non-conforming truck loading spaces, measuring 17.5 feet in width and 31.0 feet in length. It has stated that only vehicles of smaller lengths will be used at the non-conforming truck loading spaces. The building is used for the manufacturing of plastic and is approximately 24,500 square feet in size. Section 26.4.2-7 (b) requires two truck loading spaces for buildings with a gross floor area between 8,001 and 25,000 square feet in size. Section 26.4.2-8 (c) of the Comprehensive Zoning Ordinance specifies that each loading space shall be a minimum of 10 feet wide and 65 feet long and Section 26.4.6-4 (c) provides that a non-conforming building must comply with these standards within five years of April 18, 1989 unless a variance is granted. Primo Corporation has indicated that requiring the non- conforming truck loading spaces to be 65 feet long by 10 feet wide would be a hardship. It has indicated that it has no plans for expansion or alteration of the building configuration. ~PPL~cA~tON FOR VARIANCE Page 1 of 4 ~~ ICE! 0 l!:;~~M7?7tl!Jii5? ll!.~Q AMi)r.,f"r ~nrl f";f"j Application is hereby made to the City of Vernon, petitioning for a variance for the following described property: Legal description (give exact legal description): See Exhibit attached General location (give street address): 4921 Gifford Avenue, Vernon, California Name of Applicant(s): Primo Corporation (print or type name of business) Mailing address 4921 Gifford Avenue Telephone (213) 581-1031 Record owners(s) of property: Name Gifford Prooerties Mailing address 4921 Gifforrl Avenue Telephone (213) 581-1031 Property owner(s) representative: Name MarkLorenz Mailing address 4921 Gifford Avenue Telephone (213) 581-1031 relationship to owner(s) (engineer, contractor, attorney, purchaser, lessor).
