1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 21 22 23 24 25 26 27 28 RESOLUTION NO. 7601 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF VERNON APPROVING A LOT LINE ADJUSTMENT REQUESTED BY RICARDO VILLANUEVA, TRUSTEE OF THE RICARDO VILLANUEVA REVOCABLE LIVING TRUST WHEREAS, Ricardo Villanueva, Trustee of the Ricardo Villanueva Revocable Living Trust is the owner of two adjoining parcels of land located at 5151 Heliotrope Avenue and 4731 52nd Drive (parcels 1 and 2 respectively) in the City of Vernon, as described shown on the attached Exhibit "A" consisting of two (2) pages which are incorporated herein by this reference as though fully set forth at length; and WHEREAS Ricardo Villanueva, Trustee of the Ricardo Villanueva Revocable Living Trust desires to adjust the common boundaries between the two parcels whereby said adjustment will create two new properties as described and shown on the attached Exhibit "B" consisting of three (3) pages which are incorporated herein by this reference as though fully set forth at length; and WHEREAS Ricardo Villanueva, Trustee of the Ricardo Villanueva Revocable Living Trust has applied for a Lot Line Adjustment pursuant to Government Code Section 66412(d), which provides that the Subdivision Map Act does not apply to the following: (d) A lot line adjustment between two or more existing adjacent parcels, where the land taken -1- 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 21 22 23 24 25 26 27 28 and from one parcel is added to an adjacent parcel, and where a greater number of parcels than originally existed is not thereby created, provided the lot line adjustment is approved by the local agency, or advisory agency...." WHEREAS, Samuel Kevin Wilson, Director of Community Services & Water, has recommended that said Lot Line Adjustment be approved; and WHEREAS, the parcels resulting from the Lot Line Adjustment will conform to the zoning and building ordinances of the City of Vernon. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF VERNON AS FOLLOWS: SECTION 1: The City Council of the City of Vernon does hereby find and determine that the recitals contained hereinabove are true and correct. SECTION 2: The request for a Lot Line Adjustment dated February 17, 2000, to adjust the common boundaries of the two existing properties being described in the attached Exhibit "A" whereby said adjustment will create two new properties as described in the attached Exhibit "B" is hereby approved in accordance with the recommendation of Samuel Kevin Wilson, Director of Community Services & Water. -2- 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 21' 22 23 24 25 26 27 28 SECTION 3: The City Clerk of the City of Vernon shall certify to the passage of this resolution and thereupon and thereafter the same shall be in full force and effect.
