RESOLUTION NO. 9424
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
VERNON APPROVING A LOT LINE ADJUSTMENT OF CITY OF
VERNON OWNED PARCELS
WHEREAS, City of Vernon ("City") owns two adjoining
parcels of land located in the City of Vernon; and
WHEREAS, Parcel 1 and Parcel 2 are portions of the
property located at 5119 District Boulevard, all as described and
shown on the attached Exhibit "A" consisting of two (2) pages which
are incorporated herein by this reference as though fully set forth
at length; and
WHEREAS City staff is recommending that a Lot Line
Adjustment be approved to maximize the use of the subject lots; and
WHEREAS, the City desires to adjust lot lines by adjusting
the common boundary of Parcel 1 and 2, and to create two parcels as
described and shown on the attached Exhibit "B" consisting of two
(2) pages which are incorporated herein by this reference as though
fully set forth at length; and
WHEREAS, a lot line adjustment pursuant to Government Code
Section 66412(d), which provides that the Subdivision Map Act does
not apply to the following:
(d) A lot line adjustment between four or fewer existing
adjoining parcels, where the land taken from one parcel is
added to an adjoining parcel, and where a greater number
of parcels than originally existed is not thereby created,
provided the lot line adjustment is approved by the local
agency, or advisory agency....

WHEREAS, Government Code Section 66412(d) permits a local
agency to impose conditions or exactions on its approval of a lot
line adjustment so long as they relate to a property's conformity
with the local general plan, any applicable coastal plan, and zoning
and building ordinances, or require the prepayment of real property
taxes prior to the approval of the lot line adjustment, or
facilitate the relocation of existing utilities, infrastructure, or
easements; and
WHEREAS, Samuel Kevin Wilson, Director of Community
Services & Water, has recommended that said lot line adjustment be
approved under certain conditions; and
WHEREAS, the parcels resulting from the lot line
adjustment will conform to the zoning and building ordinances of the
City of Vernon once the conditions specified herein are met.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF VERNON AS FOLLOWS:
SECTION 1: The City Council of the City of Vernon
hereby finds and determines that the recitals contained herein -
above are true and correct.
SECTION 2: The request for a lot line adjustment to
adjust the common boundary of Parcels 1 and 2, as described in the
attached Exhibit "A", through which two new properties will be
created, as described as Parcels 1 and 2 in the attached Exhibit
"B", is hereby approved in accordance with the recommendation of
Samuel Kevin Wilson, Director of Community Services & Water and
subject to the following conditions:

I a) The City shall record a Lot Merger of proposed
2 Parcel 1 with lots 3, 4, 5, 6 and 7 of Tract No.
3 7923.
4 SECTION 3: The City Clerk of the City of Vernon shall
5 certify to the passage of this resolution and thereupon and
6 thereafter the same be in full force and effect.
7 APPROVED AND ADOPTED this 2nd day of October, 2007.
