A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
VERNON APPROVING A LOT LINE ADJUSTMENT FOR THE
PROPERTIES LOCATED AT 3305 BANDINI BOULEVARD AND
3480 26T" STREET IN THE CITY OF VERNON
WHEREAS, Dedeaux Properties, LLC, ("Dedeaux") a California
Limited Liability Company, owns two adjoining parcels (Assessor Parcel
Nos. 6303-001-004 and 6303-001-005) located at 3480 26th Street and 3305
Bandini Boulevard, and are referred to as "Parcel 1" and "Parcel 2",
respectively; and
WHEREAS, Parcel 1 has a legal description that references
both a Parcel 1 and Parcel 1A, although legally, Parcel lA is part of
Parcel 1; and
WHEREAS, Dedeaux wishes to simplify the legal description of
Parcel 1, by removing the reference to Parcel 1A, and describing the
entire Parcel directly; and
WHEREAS, Parcel 1 and Parcel 2 are located in the City's
I -Zone, Industrial; and
WHEREAS, the legal descriptions of the existing parcels are
shown on the attached Exhibit "A", consisting of three (3) pages which
is incorporated herein by this reference as though fully set forth in
full; and
WHEREAS, Dedeaux desires to increase the size of existing
Parcel 1, and decrease the size of existing Parcel 2 by the
corresponding amount; and
WHEREAS, Dedeaux wishes the City to approve new boundaries
for Parcel 1 and Parcel 2, as described on the attached Exhibit "B",
consisting of two (2) pages, as shown on the attached Exhibit "C",
consisting of one (1) page, both of which are incorporated herein by
this reference as though fully set forth in full; and
WHEREAS, pursuant to Government Code Section 66412(d), the
Subdivision Map Act does not apply to this lot line adjustment; and
WHEREAS, Government Code Section 66412(d), allows a local
agency to impose conditions or exactions on its approval of a lot line
adjustment to conform to the local general plan, any applicable
specific plan, and zoning and building ordinances, to require the
prepayment of real property taxes prior to the approval of the lot line
adjustment, and/or facilitate the relocation of existing utilities,
infrastructure, or easements; and
WHEREAS, no specific plan applies to these parcels; and
WHEREAS, Section 28.2 of Chapter 28 of the City's Code
requires all lot line adjustments to conform to the City's General Plan
and the City's Comprehensive Zoning Ordinance; and
WHEREAS, by memorandum dated March 18, 2014, the Director of
Community Services & Water has recommended that said lot line
adjustment be approved.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF VERNON AS FOLLOWS:
SECTION 1: The City Council of the City of Vernon hereby
finds and determines that the above recitals are true and correct.
SECTION 2: The City Council of the City of Vernon hereby
finds that the proposed project is categorically exempt based on a
Class 5 Categorical Exemption (Section 15305 of the California
Environmental Quality Act Guidelines) because the lot line adjustment
is a minor alteration in a land use limitation in an area with an
average slope of less than 20% that does not result in any changes in

land use or density and does not result in the creation of any new
parcel. The City Council hereby directs the Director of Community
Services & Water, or the Director's designee, to file a Notice of
Exemption for this project with the County Clerk of the County of Los
Angeles.
SECTION 3: The City Council of the City of Vernon, in
compliance with Section 28.2 of Chapter 28 of the City Code, and
Government Code Section 66412(d), hereby makes the following findings:
The parcels that will result from the lot line adjustment are
consistent with the policies and goals of the City's General Plan,
because the land use designations will not be changed by the lot line
adjustment and because this lot line adjustment will continue to
encourage industrial and municipal uses on the parcels.
SECTION 4: The lot line adjustment adjusting the property
lines of parcels 1 and 2 (including Parcel 1A) described in the
attached Exhibit "A", whereby said adjustment will change the property
lines to the described proposed parcels in the attached Exhibit "B" is
hereby approved in accordance with the recommendation of Samuel Kevin
Wilson, Director of Community Services & Water.

SECTION 5: The City Clerk, or Deputy City Clerk, of the
City of Vernon shall certify to the passage, approval and adoption of
this resolution, and the City Clerk, or Deputy City Clerk, of the City
of Vernon shall cause this resolution and the City Clerk's, or Deputy
City Clerk's, certification to be entered in the File of Resolutions of
the Council of this City.

Recommendation
It is recommended that the City Council adopt a resolution which among other things:
Finds that the proposed Lot Line Adjustment is categorically exempt based on a Class 5
Categorical Exemption under the California Environmental Quality Act (CEQA) in accordance
with Section 15305 which consists of minor alterations in land use limitations in areas with an
average slope of less than 20%, which do not result in any changes in land use or density
including' minor lot line adjustments, side yard, and set back variances not resulting in the
creation of any new parcels; and
2. Approves the Lot Line Adjustment.
Background
The enclosed Lot Line Adjustment from Dedeaux Properties, LLC for the properties located at 3305
Bandini Boulevard and 3480 261h Street, assessor's parcel numbers 6303-001-005 and 6303-001-004, has
been reviewed and approved by the Community Services & Water Department. Dedeaux Properties, LLC
is proposing to create two self-contained parcels by adjusting the common property line of two existing
parcels to provide additional required truck loading, truck and vehicle parking and truck maneuvering
area for the northern parcel. After the lot line adjustment, Parcel 1 will be 4.89 acres and Parcel 2, the
southerly parcel, will be 5.83 acres. The lot line adjustment will conform to the minimum lot size
requirements contained in Section 26.4.1-7(g) of the City's Zoning Ordinance and the minimum frontage
requirements contained in Section 28.28 of the City's subdivision provisions.
The City Attorney's office has reviewed and approved the Lot Line Adjustment and Resolution as to
form.
Fiscal Impact
Approval of the proposed Lot Line Adjustment has no fiscal impact.

The Community Services Department has reviewed and approved the Lot Line Adjustment
for the properties located at 3305 Bandini Boulevard. and 3480 26" Street.
The Lot Line Adjustment and Resolution have been reviewed and approved by the City
Attorney as to form.
It is my recommendation that the Lot Line Adjustment be approved by resolution and the
Mayor and City Clerk be authorized to execute. Please place this item on the March 18, 2014 City
Council meeting agenda. Thank you.
