A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
VERNON APPROVING AND ACCEPTING THE GRANT DEED
DEDICATING IN FEE A PORTION OF THE PROPERTY LOCATED
AT 4333 BANDINI BOULEVARD
WHEREAS, 4415 Bandini Boulevard Investors, LLC (the
"Grantor") has offered to dedicate in fee a portion of the real
property in the City commonly known as 4333 Bandini Boulevard in the
City of Vernon, approximately 2,500 square feet in size, located on
Bandini Boulevard, assessor's parcel number 5243-019-013 (the
"Property"); and
WHEREAS, Grantor has delivered to the City a grant deed dated
October 17, 2016, dedicating in fee the Property to the City, a copy of
which is attached hereto as Exhibit A ("Grant Deed"); and
WHEREAS, the dedication will meet the City of Vernon's
Master Plan of Streets and will be used for street purposes by
increasing the width of the right-of-way; and
WHEREAS, by memo dated November 15, 2016, the Department of
Public Works, Water & Development Services has recommended that the
City accept the Grant Deed and approve execution of the Certificate of
Acceptance.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF VERNON AS FOLLOWS:
SECTION 1: The City Council of the City of Vernon hereby
finds and determines that the above recitals are true and correct.
SECTION 2: The City Council of the City of Vernon finds
that this action is exempt under the California Environmental Quality
Act (CEQA), in accordance with CEQA Guidelines section 15301(c) because
if any construction occurs as a result of accepting and executing the
Grant Deed, the work would merely involve negligible expansion of an
existing street.
SECTION 3: The City Council of the City of Vernon hereby
accepts the interests in real property conveyed to the City of Vernon
by the Grant Deed, approves the Grant Deed and consents to the
recordation of the Grant Deed.
SECTION 4: The City Council of the City of Vernon hereby
authorizes the Mayor or Mayor Pro-Tem to execute the Certificate of
Acceptance accepting the Grant Deed for, and on behalf of, the City of
Vernon and the City Clerk, or Deputy City Clerk, is hereby authorized
to attest thereto.
SECTION 5: The City Council of the City of Vernon hereby
directs the City Administrator, or his designee, to take whatever
actions are deemed necessary or desirable for the purpose of
implementing and carrying out the purposes of this Resolution and the
actions herein approved or authorized.
SECTION 6: The City Council of the City of Vernon hereby
authorizes the Department of Public Works, Water & Development
Services, to submit the Grant Deed to the County Recorder.

SECTION 7: The City Clerk, or Deputy City Clerk, of the
City of Vernon shall certify to the passage, approval and adoption of
this resolution, and the City Clerk, or Deputy City Clerk, of the City
of Vernon shall cause this resolution and the City Clerk's, or Deputy
City Clerk's, certification to be entered in the File of Resolutions of
the Council of this City.

RE: Authorization to Execute a Grant Deed at 4333 Bandini Boulevard
Recommendations
A. Find that accepting the Grant Deed is exempt from the California Environmental Quality Act
("CEQA") in accordance with CEQA Guidelines Section 15301(c) because if any
construction occurs as a result of accepting and executing the Grant Deed, the work would
merely involve negligible expansion of an existing street; and
B. Adopt the proposed resolution to authorize the Mayor and City Clerk to execute the
Certificate of Acceptance and the Grant Deed for approximately 2,500 square feet of land
located at 4333 Bandini Boulevard.
Background
As part of a property development project, this Grant Deed from 4415 Bandini Boulevard Investors,
LLC, a Delaware limited liability company dedicates to the City of Vernon in fee simple title, a
portion of property at 4333 Bandini Boulevard, (Assessor's Parcel Number 5243-019-013). The
dedication is approximately 2,500 square feet in size, located on the north side of Bandini Boulevard
in front of 4333 Bandini Blvd., which was formerly the Clorox site and is currently being graded to
be the site of a tea manufacturing company. This dedication will meet the City of Vernon's Master
Plan of Streets and will be used for street purposes by increasing the width of the right-of-way.
The grant deed has been approved as to form by the City Attorney's Office.
Fiscal Impact
Processing of the Grant Deed has no fiscal impact.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
VERNON APPROVING AND ACCEPTING THE GRANT DEED
DEDICATING IN FEE A PORTION OF THE PROPERTY LOCATED
AT 4333 BANDINI BOULEVARD
WHEREAS, 4415 Bandini Boulevard Investors, LLC (the
"Grantor") has offered to dedicate in fee a portion of the real
property in the City commonly known as 4333 Bandini Boulevard in the
City of Vernon, approximately 2,500 square feet in size, located on
Bandini Boulevard, assessor's parcel number 5243-019-013 (the
"Property"); and
WHEREAS, Grantor has delivered to the City a grant deed dated
October 17, 2016, dedicating in fee the Property to the City, a copy of
which is attached hereto as Exhibit A ("Grant Deed"); and
WHEREAS, the dedication will meet the City of Vernon's
Master Plan of Streets and will be used for street purposes by
increasing the width of the right-of-way; and
WHEREAS, by memo dated November 15, 2016, the Department of
Public Works, Water & Development Services has recommended that the
City accept the Grant Deed and approve execution of the Certificate of
Acceptance.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF VERNON AS FOLLOWS:
SECTION 1: The City Council of the City of Vernon hereby
finds and determines that the above recitals are true and correct.
SECTION 2: The City Council of the City of Vernon finds
that this action is exempt under the California Environmental Quality
Act (CEQA), in accordance with CEQA Guidelines section 15301(c) because
if any construction occurs as a result of accepting and executing the
Grant Deed, the work would merely involve negligible expansion of an
existing street.
SECTION 3: The City Council of the City of Vernon hereby
accepts the interests in real property conveyed to the City of Vernon
by the Grant Deed, approves the Grant Deed and consents to the
recordation of the Grant Deed.
SECTION 4: The City Council of the City of Vernon hereby
authorizes the Mayor or Mayor Pro-Tem to execute the Certificate of
Acceptance accepting the Grant Deed for, and on behalf of, the City of
Vernon and the City Clerk, or Deputy City Clerk, is hereby authorized
to attest thereto.
SECTION 5: The City Council of the City of Vernon hereby
directs the City Administrator, or his designee, to take whatever
actions are deemed necessary or desirable for the purpose of
implementing and carrying out the purposes of this Resolution and the
actions herein approved or authorized.
SECTION 6: The City Council of the City of Vernon hereby
authorizes the Department of Public Works, Water & Development
Services, to submit the Grant Deed to the County Recorder.

SECTION 7: The City Clerk, or Deputy City Clerk, of the
City of Vernon shall certify to the passage, approval and adoption of
this resolution, and the City Clerk, or Deputy City Clerk, of the City
of Vernon shall cause this resolution and the City Clerk's, or Deputy
City Clerk's, certification to be entered in the File of Resolutions of
the Council of this City.
